<p>The least expensive home was a two-bedroom, two- bathroom bungalow that sold for $290,000.</p>
<p>The <strong>average selling price in October was $391,333</strong> and the average amount of time the homes were  listed for sale was <strong>42 days</strong>. The average sold home had three bedrooms and three bathrooms.</p>

<p>As of the writing of this post, there are <strong>148 houses listed for sale</strong> in Stittsville. Of those homes, 136 are active and 12 are conditionally sold. The average price of a active listing for sale in Stittsville is $476,912.  The average list price of  the conditionally sold homes is $403,466.</p>

<p>Three <strong>condominiums sold in Stittsville in October</strong>. The average selling price was $288,233. The days on market varied widely with the average number of days at 75. </strong></span> Members of the Ottawa Real Estate Board sold 1,062 residential properties in October through the Board&#8217;s Multiple Listing Service® system compared with 1,038 in October 2010, an increase of 2.3 per cent. The five-year average for October sales is 1,071.</p>
<p>&nbsp;</p>
<p>Of those sales, 253 were in the condominium property class, while 809 were in the residential property class. The condominium property class includes any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties, which are co-operatives, life leases and timeshares. The residential property class includes all other residential properties.</p>
<p><span id="more-1064"></span></p>
<p>&#8220;Condos were the main driver of resale home sales in October, with condo sales up 14.5 per cent from the same month in 2010, whereas residential property sales numbers were near-identical to last year&#8217;s,&#8221; said Board President Joanne Tibbles. &#8220;We&#8217;ve been hearing a lot about the rising popularity of condos in Ottawa and these numbers certainly support that, but it&#8217;s just one piece of our steady resale market, with sales very near the five-year average for October. Also, listing inventory and days on market are both up slightly as we move towards the end of the year,&#8221; she added.</p>
<p>&nbsp;</p>
<p>The average sale price of residential properties, including condominiums, sold in October in the Ottawa area was $337,797, an increase of 2 per cent over October 2010. The average sale price for a condominium-class property was $259,316, a decrease of 1.5 per cent over October 2010. The average sale price of a residential-class property was $362,341, an increase of 3.7 per cent over October 2010. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value. The average sale price is calculated based on the total dollar volume of all properties sold.</p>

The highest listed price is $3,950,000 for a four-bedroom, six-bathroom riverfront bungalow that is centrally located on a large lot. The lowest listed price is $69,900 for an out-of town fixer upper on a small lot.</p>
<p><span id="more-1034"></span></p>
<p>The <strong>average list price is $531,485</strong> with the average size being a three bedroom, two-bathroom home.</p>
<p>Of the waterfront homes that are conditionally sold, the average list price is $322,145 and the average size is two bedroom, one-bathroom. The average conditionally sold property was on the market for 132 days before selling.</p>
<p>&nbsp;</p>
<p>Since April 1<sup>st</sup> 2011, 324 waterfront properties have sold in Ottawa so far. The highest price paid for a waterfront property this year was $1,350,000 for a four-bedroom, four-bathroom bungalow on the Ottawa River. The lowest sale price was $63,000 for an out-of town two-bedroom, one-bathroom, two-storey home overlooking a small river.</p>
<p>The <strong>average sale price for residential waterfront property between April 1<sup>st</sup> and October 21, 2011, was $365,228</strong>. The average size was a three-bedroom, one-bathroom home. The average number of days on the market before sale was 81.</p>
<p>&nbsp;</p>
<h1>Condominiums</h1>
<p>There are currently<strong> 20 waterfront condominiums listed for sale</strong> with the Ottawa Real Estate Board. None of them are conditionally sold. The highest list price is $1,250,000 for a three-bedroom two-bathroom condo currently under construction on the Rideau Canal. The lowest listed price is $79,900 for a fractional ownership share of a cottage on an out-of-town lake also under construction.</p>
<p>The <strong>average waterfront condo is listed for $451,017</strong>. The average size is one-bedroom, one-bathroom.</p>
<p>&nbsp;</p>
<p>The <strong>average sale price for waterfront condo between April 1<sup>st</sup> and October 21, 2011, was $301,888</strong> and the average size was a one-bedroom, one-bathroom home. The average number of days on the market before sale was 64.</p>

<p><span style="color: #0066bb; font-size: x-small;"><strong>Ottawa, October 5, 2011 - </strong></span>Members of the Ottawa Real Estate Board sold 1,202 residential properties in September through the Board’s Multiple Listing Service® system compared with 1,071 in September 2010, an increase of 12.2 per cent. The five-year average for September sales is 1,160.</p>
<p>&nbsp;</p>
<p>Of those sales, 280 were in the condominium property class, while 922 were in the residential property class. The condominium property class includes any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties, which are co-operatives, life leases and timeshares. The residential property class includes all other residential properties.</p>
<p>&nbsp;</p>
<p>“Not much has changed in the Ottawa resale housing market since last month. Sales remain slightly above average, prices continue to appreciate at a moderate rate, and homes are taking about the same amount of time to sell,” said Board President Joanne Tibbles. “The stability and affordability of our housing market, coupled with low interest rates, is still appealing for investors and for home buyers who want to make Ottawa the best place to call home,” she added.</p>
<p>&nbsp;</p>
<p>The average sale price of residential properties, including condominiums, sold in September in the Ottawa area was $335,765, an increase of 3.4 per cent over September 2010. The average sale price for a condominium-class property was $254,864, an increase of 5.9 per cent over September 2010. The average sale price of a residential-class property was $360,334, an increase of 3.2 per cent over September 2010. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value. Of those listings, 875 were houses and 201 were condominiums.  Condo prices ranged from a high of $839,000 to a low of $107,500; house prices ranged from a high of $3,275,000 to a low of $30,000 for a mobile home on rented land.</p>
<p>In the same two-week period, <strong>672 homes have sold</strong> on MLS. Of those, 524 were houses and 148 were condominiums.</p>
<p>As of the writing of this post, there are 5581 houses listed for sale on MLS and 1013 condos listed for sale for a total of <strong>6594 homes on the market</strong>. These numbers do not include conditionally sold properties.</p>
